What Buyers Can Do While Staying at Home During Covid-19

While you’re isolating at home, there are things you can do to help buy a home now or in the near future. Instead of spending time surfing the Internet looking at homes, do the groundwork necessary to be able to purchase the home that you find. That groundwork includes gathering documentation, getting pre-approved, and working on your credit.

  1. There is a lot of documentation necessary to qualify for a mortgage and to be approved. This part of the homebuying process can be done in advance, long before you even start looking at homes much less finding the one that you want.

  2. Assemble all documents to make a pre-approval

  3. Photo ID

  4. Two months current pay stubs

  5. Last two years’ W2s

  6. Complete copies of checking and savings statements for last three months

  7. Copies of statements for IRAs, 401k, savings, CDs, money market funds, etc.

  8. Employment history for last two years with addresses and contacts

  9. Proof of commissioned or bonus income

  10. Residency history for last two years with addresses and contacts

  11. Assets for down payment, closing costs, and reserves; must provide paper trail

  12. If self-employed, last two years tax returns, current profit and loss statement and balance sheet; copy of partnership/corporate tax returns for last two years if owning more than 25% of company

  13. FHA requires driver’s license and social security card

  14. VA requires original certificate of eligibility and DD214

  15. Other things may be required such as previous bankruptcy, divorce decree

  16. Get pre-approved giving you the confidence

  17. Determining the amount you can borrow – decreases as interest rates rise

  18. Looking at “Right” homes – price, size, amenities, location

  19. Finding the best loan – rate, term, type

  20. Uncovering issues early – time to cure possible problems

  21. Creating bargaining power – price, terms, & timing

  22. Being able to close quicker – verifications have been made

  23. If using a gift as a down payment, construct your gift letter

  24. The donor’s relationship to borrower

  25. State the dollar amount is a gift and not a loan

  26. State that no repayment is required

  27. Signed and dated by the donor and borrower

  28. Include all contact information

  29. Build your homebuying team

  30. REALTOR® – this person will coordinate the efforts of the other team members to make the transaction move smoothly, without unnecessary delays to close on time.

  31. Lender* … consider a trusted professional you can meet with face-to-face

  32. Title company* … guaranteeing the title and closing on time is important

  33. Inspector* … more than a flashlight and a clipboard

Not quite ready to buy but know you need to work on your credit…

  1. Work on your credit

  2. If you haven’t taken a look at your credit in a while, pull your reports.

  3. Go through your reports and note inaccuracies.

  4. Do some research and educate your self on CREDIT.

  5. Then, make a plan to contact the different creditors and bureaus. *FYI – Make sure you do your research b/c paying old accounts can actually do more harm than good.
